Introduction The “Friends of Berkeley” Programme (the “Programme”) is an incentive initiative offered by Berkeley Group to reward and recognise our valued purchasers, their immediate family members and existing tenants of Berkeley Group developments. Participation in the Programme is subject to the terms set out below.

2. Eligibility Participation is extended exclusively to: Previous purchasers of Berkeley Group residential homes and apartments. Proof of purchase required (Sales & Purchase agreement, Completion letter or Title Deed). Direct family members of purchasers (children, spouse, parent or siblings). Proof of relationship required (Birth certificate, Marriage certificate). Existing tenants residing in a Berkeley Group development. Proof of tenancy required (Tenancy agreement with minimum 6 months lease term). Bulk sales comprising of more than six homes will be subject to review by Berkeley Group to determine eligibility. Programme benefits apply only to new purchases of Berkeley Group residential homes and apartments. Any successful deals under the Programme will not be entitled to the additional 1% runner fee. Eligibility to the Programme must be verified at the point of purchase. No retrospective applications will be accepted after reservation. Berkeley Group reserves the rights to verify eligibility at its sole discretion. Berkeley Group may require additional documentation at any time. False declaration may result in immediate disqualification and recovery of benefits provided.

3. Membership Benefits Members of the Programme will enjoy privileges such as: Exclusive invitations to events and previews of new developments. Benefits are subject to availability and may vary by market or partner. Incentives are limited to one per property purchase.

5. Programme Duration The Programme will launch on 15 September 2025 and conclude on 31 December 2026. Berkeley Group may extend, suspend or terminate the Programme at any time without prior notice.

6. Payment of Rewards Furniture packs or shopping vouchers offered under this Programme will be issued and payable only upon legal completion of the property purchase. No rewards will be released at exchange of contracts or prior to completion.

7. Tax and Compliance Any financial or material rewards received may be taxable. Participants are responsible for declaring and settling any applicable taxes in their jurisdiction. Participants must ensure compliance with all local laws and regulations.

8. General Conditions Participation in the Programme constitutes full acceptance of these Terms and Conditions. Membership does not create any employment, agency, or partnership relationship with Berkeley Group. Any breach of the Terms and Conditions may result in disqualification or loss of membership. Berkeley Group is not liable for loss, technical issues, or miscommunication relating to the Programme. Disputes relating to the Programme will be resolved at the sole discretion of Berkeley Group.
