Selling a London property from Singapore is manageable in theory. However, there can be some difficulties in the process: viewings you cannot attend, legal timelines you cannot track in real time, tenants you may not be able to coordinate with directly and pricing decisions that require ground-level market knowledge you do not have from overseas.
Most Singapore-based sellers either end up flying to London at an inconvenient time or handing the process to someone without the right network on either end.
With a presence in London since 1958, we have the knowhow and understanding of the city’s property market. Our local Singapore team handles the full sale on your behalf, right from initial appraisal through to funds clearing in your account. All of this can be done without you needing to leave Singapore at any point.

Our selling process
We run a data-driven appraisal using completed sales history. That way, you get a realistic, evidence-based figure and not a rough estimate.
Our dedicated team in London will arrange professional photography and ensure your property is listed across major portals, along with direct outreach to our network of international offices.
Our London branch team conducts all viewings on your behalf. After each viewing, you will receive a report from our negotiating team and suggest further action.
Every offer received is assessed on price and buyer position, whether it’s cash or mortgage, chain or chain-free. You receive the full picture before making any decision.
We work with solicitors who regularly act on behalf of Singapore sellers. They manage the full UK legal process and liaise directly with the buyer’s lawyers on your behalf.
Completion funds are transferred to your nominated account on the day of completion. We can also connect you to FX specialists if you want to lock in a GBP to SGD rate in advance.
Frequently asked questions
No, the entire process can be completed remotely. Documents are signed digitally or by post. Your solicitor acts on your behalf at exchange and completion. We have completed sales for Singapore clients who managed the entire transaction over email and video calls.
Yes, the Renters' Rights Act 2026 has changed the process for selling tenanted properties. Section 21 'no-fault' evictions are now abolished, meaning you cannot simply serve notice to create vacant possession.
However, it is also possible to sell with a tenant in situ; some investors actively prefer this as it comes with an immediate rental income.
We advise on both options and coordinate with our property management team to ensure the tenancy and the sale process are handled correctly.
Your UK solicitor transfers completion funds to your nominated bank account on the day of completion. If that account is in Singapore, the funds convert from GBP to SGD through your bank's standard FX process.
We can introduce you to FX specialists who can lock in a rate ahead of completion, removing the risk of the exchange rate.
The main costs comprise estate agent fees, solicitor fees, an Energy Performance Certificate if you do not have a current one and UK Capital Gains Tax.
There are no stamp duty costs for the seller. If your property is tenanted, any costs associated with managing the tenancy through the sale period are a separate consideration.
You can expect 10–16 weeks from a serious offer to completion in the current market. The timeline is affected by the buyer's position; cash buyers move faster than mortgage buyers and by the complexity of the legal structure involved.
As a non-UK resident, you are subject to UK Capital Gains Tax on gains from UK residential property. The current rate for higher-rate taxpayers is 24% on residential property gains.
You also benefit from a £3,000 annual CGT allowance. If your property was purchased before April 2015, you can 'rebase' the gain to the April 2015 value, which often significantly reduces the taxable amount.
Ensure you report the disposal to HMRC within 60 days of completion, even if no tax is due. Ideally, a specialist UK tax advisor should calculate this before you proceed.
